Once we’ve identified a real estate deal that passes our stringent underwriting criteria, our principals and asset management team move quickly toward a purchase agreement followed by closing on the real estate property. Once acquired, our team works relentlessly to execute the business plan set forth for the given deal using our Harbor Drive Holdings proprietary asset management systems.

How We Select Markets

supply and demand

Supply and Demand

We always look for oversupply from new development in an area we invest in using local building permit data. Oversupply in a market will increase area vacancy rates.
rent growth

Rent Growth

This is a key indicator we use before making any real estate investment decision. We look for markets with steady rent growth history and forecast as this is a main driver of real estate values.

Sales Trends

Throughout the hold period of any investment, we continuously monitor local sales and CAP rate data to determine if we are on target to reach our exit goals.

Employment

Along with Rent Growth, Employment data is another strong driver of real estate value. We seek markets that are expanding employment opportunities and are forecasted to continue that positive growth trend.

How We Select Properties

Experienced Underwriting

Having underwritten thousands of real estate properties, Harbor Drive Holdings has the experience in passive real estate investing you can trust to confidently underwrite a project using our proprietary and conservative approach. We pass on more than 95% of the projects we look at because they don’t make the cut on our strict underwriting criteria.

Upside Potential

We seek properties where we can add value. There are four main areas of upside that we look for in a deal. 1. Operational Deficiencies such as poorly managed properties. 2. Classic Units that need renovation. 3. High expense ratios where we can operate our expenses with much more efficiency. 4. Income & Rent Growth where we identify areas that we can increase rents and other income. All four of these areas ultimately increase your cash-flow and equity appreciation.

B&C Class Properties

We pursue B&C class properties in A&B class locations. We typically target properties that were built between years 1975 and 2000. We believe that these type of real estate properties provide you with the best risk-adjusted returns in any prospective real estate asset class.
